2012 will be filled with Hope, Change and Establishing Traditions of old and fresh new ones too.

The interest rates are extremely low, they should remain low for the next year as forecasters are predicting.  So if you were calculating what your payments were going to be, please double check and see what the current rates are.  If you are going to buy soon, then check and see how long the interest lock-in are for with your lender.

The low supply of available properties have kept prices stable and a great value as these low interest rate that you can lock in for 30 years!  Entry level in all areas are the hottest especially those that are in move-in condition. An entry level home can be $1 million in the prime section of Santa Monica or $550,000 in West Los Angeles.  We are fortunate in Los Angeles to have so many micro climates and micro villages/communities.

Is it a good time to sell?  Only if you have a better place to move to.  We live in one of the most popular and dynamic cities in the world.  So if you have a need else where either out of the city or state, it may be best to sell rather than rent your home.  Assuming of course, you do not plan on returning to Los Angeles in the next 5 years. The real estate market in my opinion should be stable for the next 2 years and thereafter will slowly rise after that.  Do a study of the recent sales activity in those areas you are interested especially the last 6 months.

If you are thinking about buying, this is a good time to lock in those low rates for the next 30 years. Home prices are low and the fundamental features you need to consider is location, function and affordability (your own financial affordability including transportation costs and time consideration for you and your family).  Please think long term..at least 5-7 years.

Here are some general questions I believe are important for you to ask yourself on buying a single family home:  1) Why do I need a new home/new primary residence(condo,house)? 2) How long am I planning to stay in this next home? 3) Are there any known uncertainties with my life (school, job, business opportunity, relationship)?  4) What do I expect from purchasing this new place?  Do want more space or more security or less people around you or make money through appreciation or need a tax write-off or ??? Whatever your answers are, they will enable you and your real estate agent to better strategize what will give the highest return and satisfaction.
